Portfolio Property Manager (Affordable Rentals)
A successful Nassau County based property management company is looking for an experienced Property/ Portfolio Manager to oversee the day-to-day operations of a newly constructed seven-building affordable portfolio throughout NYC. Ideal candidates will have at least 4 years’ experience as a Property Manager, overseeing mid-size residential (rental) assets in NYC.
Responsibilities include:
- Managing the day-to-day operations of a newly constructed rental portfolio
- Work with building staff, third party vendors and project teams
- Monitor all staff in buildings, providing operational leadership
- Work with leasing to audit files, assist in rent collections
- Oversee and perform regular building inspections
- Manage major capital improvement projects, filing permits and sign offs
- Conduct staff meetings, assist with staff onboarding, hiring and firing
- Manage property operating budgets, review financials and expense analysis
- Draft and distribute notice to residents on new work orders and updates
- Prepare reports, maintain records of tenant and vendor correspondence
- Ensure all tenant requests and issues are resolved in a timely manner.
- Effectively handle tenant requests and complaints, work to resolve resident issues to their satisfaction.
- Monitor retail and commercial spaces, working with tenants and ownership to resolve issues
- Conduct inspections to ensure portfolio is violation free. Manage all aspects of violation removal
- Work with city agencies to comply with safety codes and regulations
- Oversee construction projects with management and 3rd party vendors
- Maintain regular communication with 3rd party vendors, tenants, and ownership
Requirements:
- Minimum 4 years residential property management experience
- Understanding of the New York residential market
- Experience managing affordable properties a plus
- General knowledge of building mechanicals
- Knowledge of Microsoft Office Suite, Yardi
- Fluency in Spanish a plus
Salary: 90,000-100,000 plus bonus, 401k 5% match, comprehensive health benefits (medical, dental, vision), PTO and many other valuable perks.
